Thank you for choosing Florida Dream Home 189 these Booking Terms (“Terms”) govern the process of booking rental properties through this platform. By making a booking, you agree to comply with these Terms. If you do not agree with any part of these Terms, please refrain from booking a property.
2. Booking and Payment Process
- To bookFlorida Dream Home, a booking request must be submitted, including the required rental dates and any other necessary details.
- A booking is confirmed once payment is received and you receive written confirmation from us.
- All rates are clearly stated at the time of booking and include any cleaning fees or applicable taxes.
- Payment terms will be provided during the booking process, including any deposits or prepayments required to secure the reservation.
3. Cancellations and Changes
- Any changes to a confirmed booking (such as dates or number of guests) are subject to availability and the property owner’s approval. Additional charges may apply.
- If you need to cancel a booking, this must be done in accordance with the property owner’s cancellation policy, which may involve fees or forfeiture of payments, depending on the timing of the cancellation.
- Refunds (if applicable) will be processed based on the timeline and terms of that policy.
- In the unlikely event we must cancel your stay (e.g. due to maintenance issues), a full refund will be offered. We are not responsible for additional travel or accommodation costs.
4. House Rules
At Florida Dream Home 189, we’re committed to providing a safe, respectful, and enjoyable experience for all guests. To help us maintain the comfort and integrity of our home and community, please take note of the following house rules:

Check-in and Check-out
- Check-in: From 4:00 PM
- Check-out: By 09:00 AM
- Early check-in or late check-out is possible only with prior agreement and may incur a fee.
No Smoking or Vaping
Smoking or vaping is strictly prohibited inside the home, in the garage, and around the pool area.
⚠️ A $400 cleaning fee will be charged if smoke is detected.
Guest Numbers & Visitors
- You must accurately state the number of guests at the time of booking.
- Any changes must be communicated and approved in advance.
- No extra guests or visitors are allowed without prior written approval.
- Unapproved guests may incur a $50 per person, per night charge.
- These rules help protect our home and keep us in line with HOA regulations.
Parking
- Only 2 vehicles are allowed on the driveway at any time.
- Street or lawn parking is not allowed and may result in HOA fines.
- RVs and large commercial vehicles are not permitted.
- If you need more space, extra parking is available by the clubhouse just a short walk away. You’re welcome to unload on the driveway first.
No Parties or Loud Gatherings
- We are located in a peaceful, gated community with full-time residents.
- Parties, loud music, or disruptive behavior are not permitted.
- Unauthorized gatherings may lead to immediate eviction, police involvement, and/or financial penalties.
- We kindly ask you to respect our neighbors and help us maintain a quiet environment.
BBQ Use
- Our gas BBQ is available for you to enjoy free of charge.
- We do our best to keep the gas tank full, but if it runs low, feel free to refill it locally.
- Please clean the BBQ thoroughly after use. A $30 cleaning fee applies if it is left dirty.
Before you Check Out
We don’t expect perfection — but we do ask guests to leave the home in good condition by completing the following:
- Place all trash in the outside bins.
- Leave the kitchen tidy — run the dishwasher if it’s full.
- Remove opened food from the fridge and counters.
Failure to follow these steps may result in a cleaning surcharge of up to $100.
This is our family’s holiday home, we’ve worked hard to make it comfortable, relaxing, and well-equipped for your stay. Please treat it with care, just as you would your own.
5. Renter Responsibilities
- Care of the Property: Renters must take care of the property during their stay. Any damages to the property or its contents must be reported immediately, and renters may be liable for repair or replacement costs.
- Occupancy Limits: Renters must not exceed the maximum occupancy limit stated in the property listing. Exceeding the limit may result in cancellation without refund.
- Noise and Behavior: Renters are expected to respect neighbors and adhere to local noise regulations. Disruptive behavior may lead to eviction from the property without refund.
6. Security Deposits
- Deposit Requirements: We reserve the right to charge a security deposit before or during your stay.
- Deposit Refunds: The security deposit will typically be refunded within a specified period after check-out, provided there are no damages or violations of the booking terms.
7. Liability and Disclaimers
- Guests are responsible for any damage caused during their stay.
- Florida Dream Home 189 LLC is not liable for injuries, loss, or damages suffered during your stay.
- We strongly recommend travel insurance to protect against unexpected cancellations, delays, or accidents.
8. Dispute Resolution
- This is a fully functioning home, and while we maintain it to the highest standard, things may occasionally go wrong — as can happen in any home.
- If something breaks or isn’t working properly, please contact us immediately. We will always work as quickly as possible to find a solution, and we ask for your understanding and patience.
9. Governing Law
These Terms are governed by the laws applicable to the location of the property being rented. Any legal proceedings arising from these Terms will be subject to the jurisdiction of the relevant courts.
